After more than 35 years in the paving industry, and loving every minute of it, I decided to make a change. While I am no longer part of the traditional paving business, I have spent over 20 years installing porous asphalt parking lots and working closely with engineers who specify these systems to expand parking areas and manage stormwater directly on site. Over time, one issue became clear: once construction is complete, owners and facility managers are rarely educated on how porous asphalt actually works—or how easily it can fail without proper maintenance.

Porous asphalt is not normal pavement. It is engineered to allow water to drain through the surface and into the stone base below. To function properly, that surface must remain open. Fine sand and debris naturally accumulate and must be removed regularly using regenerative air sweepers or vacuum maintenance—typically twice per year. Snow plow contractors must understand that excessive salting is harmful, and heavy materials should never be stockpiled on porous surfaces.

Owners are often concerned when porous asphalt turns gray and appears coarse over time. This change in appearance is normal and expected. What is never acceptable is sealcoating. Sealcoating fills the surface voids, permanently blocking drainage and destroying the system’s intended function. Unfortunately, even many paving contractors do not fully understand how porous asphalt should be maintained.

POROUS PRO was created to address this gap through education, proper maintenance, and long-term monitoring. We provide annual maintenance programs—either quarterly or semi-annually—focused exclusively on keeping porous asphalt draining as designed. Our role is not to sell pavement, but to protect the investment already made.
